Head of Department opportunity in Mermaid Beach with full autonomy over structure and systems.
The opportunity
Our client is an established real estate business with a long-standing presence in Mermaid Beach and the surrounding the Gold Coast market. The property management department is stable, well-resourced and led by people who understand that workload directly affects service.
The department is sound but ready for a leader who can lift consistency: recruitment and retention, training, process documentation and clear performance measures.
The team works on Console Cloud with current processes and templates already in place. It would suit a department head who enjoys building structure rather than inheriting it.
The role
- Leading the property management department and its structure
- Recruitment, onboarding, retention and staff development
- Portfolio structure, allocation and workload management
- Operational performance, reporting and departmental profitability
- Process, procedure and template ownership
- Managing escalated client issues and reputational risk
- Compliance, trust accounting oversight and legislative currency
- Working with the directors on rent roll growth and culture
About you
- Proven leadership of a property management department or sizeable team
- Strong commercial understanding of rent roll performance
- Experience with recruitment, training and retention
- Thorough knowledge of the Residential Tenancies and Rooming Accommodation Act and trust accounting obligations
- a QLD real estate registration certificate (full licence preferred)
- A calm, credible presence with owners, staff and directors
