A well-structured residential portfolio with dedicated leasing and administration support close to New Farm.
The opportunity
Our client is an established real estate business with a long-standing presence in New Farm and the surrounding Brisbane market. The property management department is stable, well-resourced and led by people who understand that workload directly affects service.
You would manage a residential portfolio of roughly 140 to 160 properties concentrated within a tight geographic run, supported by a leasing consultant for applications and inspections and an administrator handling routine paperwork and invoicing.
The team works on PropertyMe with current processes and templates already in place. It would suit a Property Manager who is tired of an uncapped portfolio and wants a role where the work is genuinely achievable.
The role
- Managing a residential portfolio end to end
- Owner and tenant communication, including regular portfolio updates
- Routine and periodic inspections, with written reporting
- Arrears management and the breach process
- Maintenance coordination with approved trades
- Lease renewals, rent reviews and market rent recommendations
- Entry and exit condition reports and bond finalisation
- Working alongside leasing and administration staff
About you
- Previous residential property management experience
- Sound working knowledge of the Residential Tenancies and Rooming Accommodation Act
- a QLD real estate registration certificate (or willingness to obtain)
- Strong written and verbal communication
- An organised, methodical approach to a busy diary
- Confidence handling difficult conversations calmly
